Preventive Home Maintenance

Stay on Top of ThingsIt’s important to conduct year-round maintenance on your home. Staying on top of things will both increase your home’s value later and minimize unexpected repair work and expense now. Use the following seasonal checklists to keep your house and property in good repair.

arrow Spring/Summer Checklist
Have your gutters and downspouts cleaned out.
Inspect the roof for damage or loose shingles.
Inspect the driveway.
Clean fireplace.
Check basement wall and floors for dampness; if moist, remedy as appropriate.
Clean dehumidifier according to manufacturer’s instructions.
Check for leaky faucets; replace washers as necessary.
Check attic for proper ventilation; open vents.
Clean drapes and blinds; repair as needed.
Replace the filters in your heating and air conditioning systems.
Change the batteries on smoke and carbon monoxide detectors.
arrow Fall/Winter Checklist
Remove window air conditioners.
Have your gutters and downspouts cleaned out.
Plug leaks along the seams and corners of your gutters.
Inspect and repair your home's sump pump.
Inspect around your property for wasp nests and remove.
Check all weather stripping and caulking around windows and doors; replace or repair as needed.
Check for cracks and holes in house siding; fill with caulking as necessary.
Take down screens (if removable type); clean and store.
Check storm windows and doors; clean and repair as needed; put back up (if removable type).
Drain outside faucets.
Check roof for leaks; repair as necessary.
Check chimney for damaged chimney caps and loose or missing mortar; make sure damper closes tightly.
Check insulation wherever possible; replace or add as necessary.
Check and clean humidifier in accordance with manufacturer’s instructions.
Clean fireplace.
Have your heating and air conditioning systems serviced.
Inspect for and repair any plumbing leaks.
Oil door locks and hinges and tighten doorknob and hinge screws.
Inspect the attic for pests (birds, rodents and insects).
Change the batteries on smoke and carbon monoxide detectors.
